We offer one styling service: full styling. What it covers depends entirely on your property, which is why every job is quoted individually rather than sold as a fixed package.
Marty assesses the property, talks through what you want, and prepares a quote that reflects the scope. A one-bedroom apartment that needs a bed, a sofa and a kitchen fit-out is a different job to a four-bedroom house that needs every room furnished from scratch. Both are welcome. There is no minimum job size.

You buy the furniture and you own it. We source it and invoice you for it, so there is no ongoing rental cost and nothing gets taken away later. The quote covers the styling work itself; the furniture sits separately so you can see exactly what you are spending and where.
How an Airbnb Photography Shoot Works, Start to Finish

Marty visits the property, measures up, and discusses your budget, your target guest and how you want the place to feel.

You receive a quote covering the styling work, along with a furnishing plan showing what goes where.

Sourcing and ordering
Once you approve, everything is ordered. This is the part that takes time, usually a few weeks depending on lead times and stock.

Installation day
Everything arrives and goes in on the same day. Furniture is assembled, beds are made, artwork is hung and the property is styled room by room. You do not live through weeks of half-finished rooms.

Handover
he property is left photo-ready, which flows straight into a professional Airbnb photography shoot and then into listing setup if we are managing it for you.
Pair Styling With Professional Photography
A styled property is only worth what the photos show. We recommend booking professional Airbnb photography for the day after installation, while everything is fresh and nothing has been moved.
Photography is a separate service. For properties we manage, it is included at no cost. Standalone, it starts at $360 for a one or two bedroom property, $400 for three bedrooms and $440 for four. Shoots are scheduled around the light, and the images are edited for listing use across Airbnb, Booking.com and Stayz.
Styled Properties We Now Manage
Most stylists finish the job, photograph the room and move on. We keep managing the properties we style, so we see what happens to them over the following year.
Three of the properties Marty has styled are now under our management: one in Prahran and two in Melbourne CBD. Occupancy across the three runs somewhere between roughly 70 and 85 percent, which puts them at or above what we would expect for comparable properties in those markets. We are giving you a range rather than a headline percentage because that is the honest shape of the data. Occupancy moves with season, event calendar and pricing strategy, and any operator quoting a single precise figure for a styling service is selling you something.
What we can say plainly is that the styled properties have not underperformed, and none of the three has needed a re-style since going live.

There is no fixed price, because no two properties need the same work. Marty visits, works out the scope with you, and quotes on that basis. Furniture is invoiced separately at cost, so you can see the styling fee and the furnishing spend as two clear numbers.

How long does Airbnb styling take?
Allow a few weeks from approval to installation, mostly for ordering and delivery lead times. The installation itself happens in a single day, with everything delivered, assembled and styled in one go.
Is photography included with styling?
Photography is a separate service. It is included at no cost for properties we manage, and available standalone from $330. We usually shoot the day after installation.
Is styling included if you manage my property?
No. Styling is quoted separately and is not discounted for managed properties, because it is a distinct piece of work with real furniture and installation costs behind it. What you do get as a management client is the photography at no charge, plus full-service Airbnb property management in Melbourne once the property is live.
